Buyer Representation

Cotter Law PC works with Buyers, with or without* a lender.

 Attorney’s Fee includes

  • Buyer representation throughout the transaction - offer to close.

  • Review of Purchase and Sale Agreement and preparation of Homestead

  • Title Exam, review and explanation

  • Plot Plan

  • Municipal Lien Certificate, and other required town items

  • Preparation of closing documents

  • Disbursement and balancing of funds in accordance with the MA Good Funds Statute.

We work with most lenders. Fees are not collected until closing and no penalty for cancelled closings.

NOTE; 1% of OUR legal fees go to the ASPCA and 1% of OUR legal fees go to Dana Farber Cancer Research, ON AN ANNUAL BASIS.

Seller representation

Attorney’s Fee is flat rate and includes:

  • Comprehensive review of Seller’s Title and Opinion of Title

  • Review of Offer to Purchase

  • Drafting, negotiation and finalization of Purchase and Sales Agreement

  • Closing Document preparation (deed, trustee certificate, release of homestead)

  • Seller’s closing documents (6D certificate assistance, payoff statements)

  • Assist in the coordination of the closing and representation at the closing

  • Limited Power of Attorney

  • Attend the Closing & review all closing documents and explain their meaning and significance to the seller
     

SHORT SALE AND DEED IN LIEU CONSULTATION

  • If you are considering an alternative to foreclosure, please call us. You have rights that you may not be aware of; do not sign anything without consulting an attorney familiar with foreclosure alternatives.

Estate Planning and Wills
